FI recognised the potential value of its office building, Oak House, in Watford that would be unlocked through an investment programme and reconfiguration of the current space and tenancy. By working closely with the existing tenant of the building to vacate the property at the end of their 25 year lease, FI was able to agree new leases with five of the existing sub tenants.
We then carried out an extensive £3m refurbishment that included the reception area, cores, WCs, office space and the addition of a new cafe to create Grade A office accommodation. As a result, it secured an additional two new tenants, Europcar’s HQ and Pepkor UK Retail Ltd.
