Job Title: Construction Manager
Division: FI Construction
Location: Based Chorley – working across regional sites
Hours: Monday to Friday, 09:00 to 17:30 (1-hour unpaid break)

Job Overview

The Site Construction Manager’s responsibilities include the coordination and completion of projects on time within the adjudicated budget and within scope, overseeing all aspects of the onsite delivery of projects from the initial site setup through to snagging and handover, taking in to consideration the technical, commercial and build ability of each project.

The Site Construction Manager is a key contributor to enabling FI Real Estate Management to:

  • Ensure a happy project team through proactive communication, exceptional resource management and setting clear expectations to the onsite team what good looks like.
  • Meeting our delivery objectives by delivering each project snag-free, one week early & being the onsite face of FI REM.
  • Supporting the Project Managers and reporting back any issues with proposed solutions, using forward planning to ensure great project delivery.

Duties

  • Support the Project Managers through proactive planning to ensure great delivery.
  • Attend initial briefing and subsequent internal strategy meetings.
  • To manage the day to day running of our site-based projects.
  • To problem solve and help the project managers with solutions ands detail any onsite changes.
  • Build good relations with the individual project team & manager all resources well.
  • Check that the proposals are in accordance with Building Control and statutory requirements and hold meetings with the relevant parties.
  • Be an onsite ambassador for FI-REM.
  • Attend client meeting as necessary.
  • Ensure all aspects of the build process are satisfactorily completed on time, within budget, and to the highest possible standards, with perfect delivery -snag free.
  • Design/contractors control and co-ordination – update and advise accordingly.
  • Manage all aspects of build process & monitor build quality throughout.

Health, Safety & Programming

  • Ensure compliance with all statutory Health and Safety requirements.
  • Ensure H&S standards are being met throughout the build programme reporting back possible changes to the project managers.
  • Monitor subcontractors’ performance – throughout the delivery process.
  • Support the Project Managers through suitable tweaks to the programming of the project increase efficiencies.

Admin

  • Support the Project Managers on weekly subcontractor/client meetings.
  • Be able to communicate with construction teams/project teams.
  • High standards of verbal and written communication.
  • Maintain a clear audit trail on all aspects of the build – To manager FI REM expectations.
  • Be organised with filing.

Design & Technical

  • Be able to identify outstanding design requirements on a contract at an early stage.
  • Be able to control all aspects of the design team and ensure the right information is produced at the right time.
  • Understand/interpret technical/detailed drawings.
  • Understand main aspects of building regulations and equality requirements for works.
  • Be able to identify the buildability of the design and correcting/advising as necessary.
  • Understand how main aspects of building regulations and design, cost and specification are aligned.

Site Preparation Period

  • Review the construction pack with the Project Managers and designers
  • Help procure works elements when needed.
  • Run through all outstanding issues/queries discovered during lead in and clarify all outstanding items with project team noting impact on programme if not resolved.

Build Period, Completion and Handover

  • Ensure site is set up to FI Real Estate standards.
  • Weekly meetings to be held with project team and sub-contractors.
  • Project team to be advised on programme implication on all VO’s.
  • Both subcontractors and project team meetings to be help on same day whenever possible.
  • Responsible for onsite Health & Safety, inductions, management of Rams and Permits.
  • Responsible for onsite co-ordination of all subcontractors.
  • Form ongoing snagging reports with Site Audits pro and submit to the contractors and Project Managers for close out.
  • Ensure Building control sign o􀆯 and all commissioning works are completed.
  • PC to be arranged with no work going on i.e. complete!
  • Full witnessing and handover of M&E systems to the Facilities Management team in advance.
  • Agree and set up FM team training.
  • H&S site files including site diaries to be archived from site.
